Conducted three rounds of interviews with each department head to ensure that all of their operational requirements were understood.
Conducted employee mapping and drive-time study to determine potential submarkets accessible for the majority of employees.
Conducted a lease study of existing locations with an emphasis on current financial obligations. Analyzed the existing lease expirations and corresponding feasibility of subleasing excess space.
Conducted a market survey of the Midtown, Buckhead, Central Perimeter, and Cumberland submarkets.
Toured eight properties that met location, corporate image, floor plate efficiency, and accessibility requirements.
Developed and delivered a customized RFP for top three locations.
Developed a detailed spreadsheet analysis comparison of the top three properties that included 25 points of financial analysis and benchmarking, along with 24 other criteria.
Conducted further interviews with Property Management and current tenants.
Conducted several rounds of business lease negotiations while simultaneously conducting multiple revisions of the space plan.
Negotiated a final lease document and floor plan.
Assisted in selection of Architect and General Contractor
Assisted in Project Management of construction and move-in, including oversight of Architect, General Contractor, Furniture Vendor, Moving company, Food/Drink vendor, Cabling Contractor, Telecom provider, and Security Company.
Results
Overall reduction in previous space (on a per employee basis). Actual new space included an allocation of additional space for future growth and a training facility.
State-of-the-art, single training facility, in a centralized location allowing for full participation of all employees and new hires.
Reduced travel to various locations in metro Atlanta, therefore resulting in significant time savings, increased productivity, and improved employee morale.
Consolidation of six Divisions allowed for dynamic improvement of communications via centralized conference rooms without travel to multiple locations, therefore resulting in significant time savings on the part of the Executive staff.
Successfully created a centralized Regional office with maximum utilization of space, improved collaboration, workflow and communications, and consolidation of departments.
Successfully negotiated a lease structure that avoided payment of double rent of excess space based on projected sublease marketing success.
Disposed of 90 percent of excess space seven months ahead of budget.
