International SOS tasked McCalmont-Woods with formulating a break option strategy on its 44,000 sq ft West London HQ office in Chiswick, W4.
Over an 8-month period leading up to service of the tenant’s break notice, a thorough investigation of the central London office market was undertaken involving the analysis of 70 properties. Following careful review and the physical inspection of 15 buildings, a shortlist of relocation options was drawn up and requests for proposal issued to selected landlords. Detailed heads of terms negotiations were then initiated on a reduced number of property options.
In parallel, the opportunity to restructure the tenant’s existing office leases was explored with its existing landlord resulting in “the most generous terms ever offered (agreed) on a lease regear at Chiswick Park”.
The successful break option strategy devised by McCalmont-Woods produced circa £4 million savings for International SOS.
